Responsible for design, documentation and construction administration of this 51,171 square foot, 38 unit, six story apartment building located in the up and coming Heartside District just south of downtown Grand Rapids. 205 Division is a ¬†mix of one and two bedroom, low income and market rate apartments aimed at young professionals with a desire to live in a vibrant downtown environment. Provided documentation and support for 205 Division to earn the State of Michigan’s Low Income Housing Tax Credits, without which the project couldn’t have been built.

Objective

The developer wanted to create a differentiator in the low-income housing market in downtown Grand Rapids. We focused on creating crisp, modern environments throughout the units and common areas using high quality contemporary finishes typically not found in this market.

Outcome

205 Division was designed and built using traditional steel construction. Built on a small infill site directly adjacent to its sister building 26 Cherry, 205 Division was fully leased before completion of construction.
