2014Responsible for design, documentation and construction administration of this 98,289 square foot, 48 unit, seven story apartment building located in the up and coming Heartside District just south of downtown Grand Rapids. 240 Ionia is a mix of one and two bedroom, low income and market rate apartments aimed at young professionals with a desire to live in a vibrant downtown environment. The building also includes street level retail and a 79 space three level parking ramp. Provided documentation and support for 240 Ionia to earn the State of Michigan’s Low Income Housing Tax Credits, without which the project couldn’t have been built.
Objective
The developer wanted to create a differentiator in the low-income housing market in downtown Grand Rapids. We focused on creating crisp, modern environments throughout the units and common areas using high quality contemporary finishes typically not found in this market. On site parking for residents and to support the street level retail.
Outcome
240 Ionia was designed and built using traditional steel construction on top of a pre-stressed concrete parking structure. Built on a long vacant infill site, this modern building enjoys great views of downtown Grand Rapids and the surrounding area.
