Working as the Architect of Record with ONE Global Design partner Meyer Design, Progressive AE transformed 8740 Research Drive — a dated, low-grade office building in University City — into a state-of-the-art, LEED Silver-certified property with amenities and systems suitable to attract a single, full-building tenant. The renovation led to both a full-building lease and a new buyer for the building.

The four-story building was stripped down to structure and existing systems replaced to reduce maintenance and increase both energy efficiency and capacity. The redesigned exterior skin makes use of a high-efficiency glass curtain wall system that lowers operational cost and dramatically increases daylighting levels on the interior.

The interior reorganizes the main entry around a new, two-story lobby. To maximize leasable area, the design team relocated two existing stair towers and reoriented and enlarged the restroom core. Exterior improvements include a new, exterior patio and paved entry plaza, extensive landscaping, high-efficiency lighting, and increased parking capacity.

By renovating the 8740 Research Drive building and updating its systems, the project team brought value back to this significant commercial property and, in turn, added to the University City’s corporate office real estate market. Anticipating LEED Silver certification for Commercial Interiors, the renovation is also an excellent example of the benefits gained from prioritizing responsible stewardship of both economic and environmental resources.
