Provided architecture, master site planning, zoning approval assistance, landscape architecture, mechanical and electrical engineering, and construction administration for this new senior housing project located in Grand Rapids, Michigan on the existing Metropolitan Hospital site. The first phase of the project totaled 250,000 SF and consists of a two story core area with two, three-story wings containing 114 independent living units, as well as underground parking for residents and an adjacent surface parking lot for staff and guests. Common areas in the building core, for use by residents, staff, and guests, include dining rooms, Café and Bistro, multi-purpose room/chapel, library, art studio, exercise area, salon, indoor pool, kitchen, and staff offices. Phase two included 36 assisted living apartments, as well as a 19,160 SF skilled nursing/memory support wing. Construction was completed in November 2010. Project costs are withheld at the request of the Owner.

Objective

Thoughtfully designed independent living accommodations for clientele whose needs were not being recognized, while planning for subsequent phases and expanded services.

Outcome

Units sold out quickly and occupancy remains strong.
