71,000 square feet mall renovation, 10,875 square feet outparcel buildingMt. Shasta Mall, located in Redding, CA, was built as a traditional indoor mall with “big box” anchors on all ends. As the market shifted to support a more outdoor experience with smaller sized tenants, Progressive AE was tasked with re-envisioning the mall and repurposing one anchor space to support a mix of smaller tenants including restaurants, entertainment and lifestyle.
The existing anchor space was too deep to serve the needs of smaller tenants. To correct this, the design team decided to cut back the front of the big box store and reduced the square footage from 100,000 to 72,000 square feet. This allowed for a mix of grocery, small retail, restaurants and a junior anchor to take over the space. The new mix of tenants face outward to the community instead of the traditional enclosed mall configuration. The design team also reconfigured a large portion of the site with revised parking layouts and new entry drives. A portion of the site was repurposed into a new 12,000 square foot outparcel building supporting a mix of retail and restaurant tenants. This new building led to additional opportunities for mall signage and serves as an iconic brand element for the mall to help improve the overall customer experience.
